Think about a property that is 40-60% below market value that generates rental income. A $500,000 Gulf-front condo that is now priced at $240,000 could generate yearly gross rentals of $50,000+. With 20-30% down, a strong rental management program, and the vision to realize re-sale values, your financial outcomes are favorable for strong revenue streams and your mortgage being paid for by rental pools.

Consider a property that generated $50,000 a year and after management fees, insurance, operating expenses, and taxes you NET $30,000. After putting down $48,000 (20% of $240k) and assuming a 15-year mortgage at 6% and a monthly payment (w/ HOA & PITI included) you are looking at about a $2500 a month payment. With that property netting$30,000 (rental proceeds) divided by 12 months the monthly stream is $2,500!

Then remember that the real estate market is cyclical in nature. So as the market stabilizes over the next few years, the distressed property you bought at $240,000 might sell for $365,000. Your $50,000 investment produced a $125,000 profit with little to no monthly out of pocket expenses!

Obviously these transactions take research, require market knowledge & insight, and will vary greatly in different regions, property dynamics, and economic factors in each investors portfolio. It is also important to state that the figures discussed are hypothetical in nature and does not guarantee or express actual or potential financial outcomes. So what about other areas that have similar extensions to their own market? Would it be fair to say that people in the Hamptons would be interested in a cabin for skiing in upstate New York?
